The Children’s Hospital of Philadelphia is a full service pediatric hospital and research institution that provides comprehensive health care for children from birth through age nineteen. Along with the Main Campus which comprises over 2 million square feet of facility space, CHOP also has a new 7.88 acre South Campus. New projects planning include a new Ambulatory Care facility, Clinical Research, Basic Research and Parking amongst other facilities. Following the completion of a master plan study and conceptual schematic design of the South Campus site, it was determined that CHOP has the opportunity to develop an additional three million square feet of new clinical and research programs along with another one million square feet of support program below grade on the South Campus.

Davis Langdon provided strategic real estate consultancy services to the hospital for Phase II of their multi phases brown field site Master Plan Expansion. This expansion is intended to span the next ten years and represents a critical element of CHOP’s overall strategic business plan. Our services comprised the complete review and evaluation of The South Campus Research Project, a new research facility on the site of the existing CHOP Campus in center city Philadelphia. This evaluation analyzed how the project is currently being designed and how it will be constructed and benchmarked systems against industry standard practice. The study encompassed every member of the project team including the Owner, Design Team and the Construction Management teams. Design, Owner Project Management, Cost, Risk and Sustainability were some of the broad study aspects being reviewed. A detailed Risk Analysis was also carried out as part of this review.
